We offer comprehensive design services for private residences and public spaces, including lobbies, hallways, and building amenities.

  • Mood boards and imagery are presented to establish the design direction and a solid foundation moving forward.

  • The concept is developed into basic plans and elevations.

  • The project is refined further with the selection of materials, finishes, fixtures, and design details

  • Finalized architectural drawings for construction are provided and delivered to qualified contractors for bidding.

  • Ensure the project is built as planned and the design intent is maintained, and all compliance requirements have been met.

ARCHITECT OF RECORD

We collaborate with owner-hired third-party consultants to prepare construction documents for new building projects, ensuring compliance with regulations and building codes. We oversee projects from building plans to completion and beyond.

REVIEW ARCHITECT

Irving Yee Architecture provides property management companies and co-op and condo boards with services related to building maintenance, repair, and renovations. Services include review of alterations and renovation plans, ensuring that the submissions comply with all appropriate codes and that the integrity of the building is protected.

OWNER REPRESENTATIVE

Irving Yee Architecture serves as the “Owner’s Rep” on capital projects of all sizes. In this role, the firm ensures that owner/shareholder interests are represented and taken into consideration throughout the design, bidding, and construction process.  These projects require significant coordination with multiple parties and municipal agencies, which I would undertake on your behalf to ensure that all aspects of the project are done in a safe, timely, cost-effective and quality manner.
